About the Position

***This is a temporary position expected to end on July 2, 2012. This appointment is entitled to benefits.***

Under general supervision, the Building Service Engineer is responsible for performing the full range of skilled journey-level operation, maintenance and repair work on HVAC and refrigeration equipment/systems and related building automation systems, to ensure a clean, safe and attractive learning environment.

Responsibilities include, but are not limited to:
  • Perform heating, ventilation and air conditioning preventive maintenance including: starting/stopping equipment, general cleaning, removal/installation of serviceable parts, painting, lubricating, identifying problems, and making needed repairs
  • Complete scheduled maintenance tasks of cleaning/replacing filters, calibration of controls, and functional task to ensure continuous operation of equipment
  • Complete necessary repairs to heating ventilation and air conditioning related equipment as requested by work orders
  • Operate hand and power tools for installation/removal, and cleaning of parts and hardware
  • Inspect HVAC-related equipment, systems, and areas to identify problems and needed repairs
  • Test and troubleshoot parts, equipment and systems using testing tools for diagnosis
  • Record work details in log sheets, and use computer for communication, researching parts and specifications, and recording time logs
  • Operate radio or cellular phone for communicating urgent needs, critical information and status updates
  • Disable and clearly identify (lock out and tag out) unsafe equipment and immediately notify appropriate personnel
  • Operate utility cart, pick-up truck, scissor lift, and forklift as certified to access repairs and transport personnel, equipment, and waste materials

The operational needs vary daily and are based on individual assignments on a given date, which are determined by available staffing, campus needs and customer expectations. Other duties listed in the Classification and Qualification Standards of the CSU System may be assigned as non-essential functions in order to meet customer and campus needs.

Must be able to accommodate a work schedule that varies according to operational needs and may include evening and weekend hours. May rotate through various shift assignments at stations either in a central plant or in the utilities centers of individual buildings or campus center for the operation, service and repair of low, medium, or high-speed revolution cogeneration equipment.

Education and Experience
We require two years of journey-level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or the equivalent combination of formal course work in mechanical technology and hands-on experience. Journey-level skill equivalent to that acquired through the completion of a building systems apprenticeship program is required. Must participate in all OSHA required physicals and examinations.

A valid California Driver’s License is required at the time of hire for the operation of any vehicle required for this position. Must be able to successfully complete the Defensive Driver Training Program provided by the State of California for CSU campuses.

Knowledge, Skills & Abilities
  • Thorough knowledge of high and low pressure boilers, and heating, pneumatic, ventilating, and other mechanical equipment
  • Thorough knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment
  • General knowledge of ventilation principles, thermal dynamics, and closed water systems
  • Working knowledge of energy management systems including the ability to understand and use system features
  • General knowledge of the applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems
  • Ability to install, operate and repair HVAC equipment and systems
  • Ability to demonstrate a high degree of mechanical skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical, or air conditioning
  • Ability to read, interpret and work from blueprints, plans, drawings and specifications, and to make rough sketches
  • Ability to estimate cost, time and materials of mechanical work
  • Ability to maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems, and to prepare standard reports
  • Ability to provide instruction to unskilled and semi-skilled assistants
  • Ability to analyze and respond appropriately to emergency situations
  • Ability to read and write at a level appropriate to the position, and to perform arithmetic calculations as required by the position
  • Ability to effectively establish and maintain cooperative working relationships within a diverse multicultural environment

Preferred Qualifications
The ideal candidate will have experience with performing maintenance in commercial and institutional buildings; experience with repairing and maintaining commercial and institutional building systems, such as heating and ventilation systems; experience with repairing and maintaining pumps, motors, fans, controls, steam stations, and compressors; and experience with mission critical HVAC systems.
